About ADO
Your local builders in East Horsley
ADO Builders is an independent, hands-on building company founded by Alan Oakes, a carpenter with more than twenty years in the trade. From structural work and custom staircases to complete kitchen fit-outs, there’s very little we haven’t built.
Most of our work comes through word of mouth and repeat clients across Surrey. Every job is treated on its own terms: we start by understanding what you actually need from the space, then build it properly.
East Horsley is known for its Lovelace-style buildings: flint houses, lodges and cottages with decorative brick and terracotta, built by the Earl of Lovelace’s estate in the 19th century and many of them now listed. Around them sit larger 20th-century family homes on generous plots, which is where much of our work in the village has been, including a wrap-around extension and a garage-to-gym conversion.
What we do
Our services in East Horsley
House extensions
Single and double storey rear extensions, side returns, infills and wrap-arounds, from groundworks and steels through to roof lanterns, bi-folds and finishes. Our recent wrap-around extension in East Horsley shows what’s possible on the village’s larger plots.
Kitchens
From straight refits to knocking through into a new extension for open-plan living: steels, underfloor heating, plastering, worktops and the final fit-out. Kitchen-diners opened into new extensions, with steels and finishes handled as one job.
Bathrooms
Bathrooms, en-suites and wet rooms, including the pipework, drainage and ventilation work that goes with them. Bathrooms and wet rooms, including new en-suites added as part of an extension.
Garage conversions
Integral and attached garages turned into home offices, gyms, playrooms or bedrooms, with insulation, damp-proofing, new windows and Building Regulations sign-off. We recently converted a garage in East Horsley into a home gym, from structure to finish.

Local know-how
Planning in East Horsley: what we check for you
Before we price a East Horsley job, we check the local rules that decide what can be built and how.
- Conservation area and listed buildings
The village conservation area centres on St Martin’s Church, where many Lovelace buildings stand. Listed buildings need listed building consent for many changes, inside and out.
- Green Belt and Surrey Hills
The countryside around the Horsleys is Green Belt and the Surrey Hills National Landscape lies to the south, so extensions outside the village need to be proportionate and well designed.
- Planning authority
Guildford Borough Council, until West Surrey Council takes over on 1 April 2027. If your project runs across that date, we keep track of who’s handling it.
- Building Regulations
We make sure approval is in place before work starts and that the job is signed off at the end.

FAQs
Builders in East Horsley: FAQs
Do you work across the whole of East Horsley?
Yes. We take on projects throughout East Horsley and nearby, including East Horsley, West Horsley, Ockham, Effingham, as well as across the rest of Surrey.
Have you worked in East Horsley before?
Yes. Recent projects include a wrap-around extension and a garage-to-gym conversion in the village.
Can you work on a Lovelace-style or listed house?
Yes, with care. Many of East Horsley’s flint Lovelace buildings are listed, so changes often need listed building consent, and new work needs to respect the original flint, brick and terracotta detailing.
Who handles planning in East Horsley after April 2027?
Guildford Borough Council until 31 March 2027; from 1 April 2027 it passes to the new West Surrey Council. Permitted development limits are set nationally and don’t change.
Can you do an extension and a new kitchen as one project?
Yes. Combining a rear or side extension with a new kitchen is one of the most common projects we take on, and running it as one job means one programme from groundworks through to worktops.
How do I get a quote for building work in East Horsley?
Call or text 07791 541507, or email alan@adobuilders.co.uk with a few details and photos of the space. We’ll arrange a visit to look at the property and talk through what’s possible.
