About ADO

Your local builders in Farnham

ADO Builders is an independent, hands-on building company founded by Alan Oakes, a carpenter with more than twenty years in the trade. From structural work and custom staircases to complete kitchen fit-outs, there’s very little we haven’t built.

Most of our work comes through word of mouth and repeat clients across Surrey. Every job is treated on its own terms: we start by understanding what you actually need from the space, then build it properly.

Farnham’s housing runs from Georgian and Victorian terraces around Castle Street and West Street to interwar semis in Hale, Badshot Lea and Upper Hale, with older cottages and later infill around Wrecclesham and The Bourne. The town’s conservation areas and the Bourne Stream both shape what can be built, so we look at the planning picture before we price anything.

What we do

Our services in Farnham

01

House extensions

Single and double storey rear extensions, side returns, infills and wrap-arounds, from groundworks and steels through to roof lanterns, bi-folds and finishes. Wider plots in Hale, Badshot Lea and Upper Hale often suit a two-storey rear extension; town-centre terraces suit a compact rear or side infill.

02

Kitchens

From straight refits to knocking through into a new extension for open-plan living: steels, underfloor heating, plastering, worktops and the final fit-out. A bigger kitchen-diner is one of the most popular Farnham projects, often built into a new single-storey rear extension.

03

Bathrooms

Bathrooms, en-suites and wet rooms, including the pipework, drainage and ventilation work that goes with them. Listed Georgian houses in the centre need extra care, as layout changes can touch protected fabric.

04

Garage conversions

Integral and attached garages turned into home offices, gyms, playrooms or bedrooms, with insulation, damp-proofing, new windows and Building Regulations sign-off. In a conservation area, swapping a garage door for a wall and window can need full planning permission.

Local know-how

Planning in Farnham: what we check for you

Before we price a Farnham job, we check the local rules that decide what can be built and how.

Conservation areas

Farnham’s include the Town Centre, Wrecclesham, Old Church Lane, Waverley Abbey, Great Austins and Shepherd and Flock, and most carry an Article 4 direction affecting changes visible from the road.

Flood and drainage

Near the River Wey, particularly around the town centre and Gostrey Meadow, an extension may need a flood risk assessment. Work affecting the Bourne Stream needs consent from Waverley Borough Council.

Planning authority

Waverley Borough Council, until West Surrey Council takes over on 1 April 2027. If your project runs across that date, we keep track of who’s handling it.

Building Regulations

We make sure approval is in place before work starts and that the job is signed off at the end.

FAQs

Builders in Farnham: FAQs

Do you work across the whole of Farnham?

Yes. We take on projects throughout Farnham and nearby, including Town Centre, Castle Street, Hale, Upper Hale, as well as across the rest of Surrey.

Does Farnham’s Article 4 direction affect a side extension?

In most of Farnham’s conservation areas, yes. The Article 4 directions usually remove permitted development rights for anything visible from a public road, which can include a side extension, so a full application is often needed.

What if my Farnham home is near the Bourne Stream?

The Bourne Stream is an ordinary watercourse, so Waverley Borough Council rather than the Environment Agency handles consent for work that would encroach on it. We check its route early on any project in The Bourne or Badshot Lea.

Will an extension in Wrecclesham need to match the existing brick?

Usually, yes. Wrecclesham is a conservation area, so planners look closely at matched brick, window proportions and roof lines.

Can you do an extension and a new kitchen as one project?

Yes. Combining a rear or side extension with a new kitchen is one of the most common projects we take on, and running it as one job means one programme from groundworks through to worktops.
