About ADO
Your local builders in Woking
ADO Builders is an independent, hands-on building company founded by Alan Oakes, a carpenter with more than twenty years in the trade. From structural work and custom staircases to complete kitchen fit-outs, there’s very little we haven’t built.
Most of our work comes through word of mouth and repeat clients across Surrey. Every job is treated on its own terms: we start by understanding what you actually need from the space, then build it properly.
Woking is a borough of contrasts: Victorian and Edwardian cottages around Horsell, pockets of 1930s semis, the planned 1970s–90s estate at Goldsworth Park and the post-war streets of Sheerwater. Each gives a different starting point, so we plan every job around the house in front of us rather than a standard package.
What we do
Our services in Woking
House extensions
Single and double storey rear extensions, side returns, infills and wrap-arounds, from groundworks and steels through to roof lanterns, bi-folds and finishes. Goldsworth Park houses share similar layouts, which makes extensions predictable to plan; in Horsell it varies street by street.
Kitchens
From straight refits to knocking through into a new extension for open-plan living: steels, underfloor heating, plastering, worktops and the final fit-out. A kitchen-diner extension is one of the most common ways Woking families add space.
Bathrooms
Bathrooms, en-suites and wet rooms, including the pipework, drainage and ventilation work that goes with them. Older Horsell and Old Woking properties often need pipework brought up to date during a refit.
Garage conversions
Integral and attached garages turned into home offices, gyms, playrooms or bedrooms, with insulation, damp-proofing, new windows and Building Regulations sign-off. Most Goldsworth Park homes were built with an integral or attached garage, which makes them good candidates for conversion.

Local know-how
Planning in Woking: what we check for you
Before we price a Woking job, we check the local rules that decide what can be built and how.
- Conservation areas
Woking has 27, including Old Woking, Horsell Village, The Hockering, and Ashwood Road and Heathside Park Road. Inside them, changes visible from the street can need full planning permission.
- Flood risk
Homes near the Hoe Stream through Woking and Mayford, and near the River Wey at Old Woking, may need flood-resilient floor build-ups and, for extensions, a flood risk assessment.
- Planning authority
Woking Borough Council, until West Surrey Council takes over on 1 April 2027. If your project runs across that date, we keep track of who’s handling it.
- Building Regulations
We make sure approval is in place before work starts and that the job is signed off at the end.

FAQs
Builders in Woking: FAQs
Do you work across the whole of Woking?
Yes. We take on projects throughout Woking and nearby, including Horsell, Goldsworth Park, Knaphill, St John’s, as well as across the rest of Surrey.
Do I need planning permission for a garage conversion in Woking?
Usually not for an attached or integral garage, as long as the footprint doesn’t change, but Building Regulations approval always applies. In one of Woking’s 27 conservation areas, replacing the garage door with a wall and window can need full permission.
Is it easier to extend a Goldsworth Park house than one in Horsell?
Often, yes. Goldsworth Park was built as one planned estate, so layouts and garages are similar from house to house. Horsell mixes Victorian cottages, 1930s semis and later infill, so what works varies street by street.
Does flood risk affect building work near the Hoe Stream?
It can. Near the Hoe Stream and the River Wey at Old Woking we allow for flood-resilient floors and check the Environment Agency flood map early; extensions there may also need a flood risk assessment.
Can you do an extension and a new kitchen as one project?
Yes. Combining a rear or side extension with a new kitchen is one of the most common projects we take on, and running it as one job means one programme from groundworks through to worktops.
How do I get a quote for building work in Woking?
