About ADO
Your local builders in Cranleigh
ADO Builders is an independent, hands-on building company founded by Alan Oakes, a carpenter with more than twenty years in the trade. From structural work and custom staircases to complete kitchen fit-outs, there’s very little we haven’t built.
Most of our work comes through word of mouth and repeat clients across Surrey. Every job is treated on its own terms: we start by understanding what you actually need from the space, then build it properly.
Cranleigh is often described as one of the largest villages in England, and it has grown in stages: older cottages and Victorian houses around the High Street and the common, then 20th-century estates and more recent developments on the edges. A period cottage and a modern detached house a few streets apart need very different approaches, and we plan each job accordingly.
What we do
Our services in Cranleigh
House extensions
Single and double storey rear extensions, side returns, infills and wrap-arounds, from groundworks and steels through to roof lanterns, bi-folds and finishes. Period cottages near the village centre suit a modest, carefully matched extension; newer homes on the edges often have room for more.
Kitchens
From straight refits to knocking through into a new extension for open-plan living: steels, underfloor heating, plastering, worktops and the final fit-out. Kitchen-diner extensions and knock-throughs are popular in Cranleigh’s larger family homes.
Bathrooms
Bathrooms, en-suites and wet rooms, including the pipework, drainage and ventilation work that goes with them. Older cottages near the High Street often need ventilation and pipework updated alongside a new bathroom.
Garage conversions
Integral and attached garages turned into home offices, gyms, playrooms or bedrooms, with insulation, damp-proofing, new windows and Building Regulations sign-off. Garage conversions on Cranleigh’s later estates can add a home office or bedroom without extending the footprint.

Local know-how
Planning in Cranleigh: what we check for you
Before we price a Cranleigh job, we check the local rules that decide what can be built and how.
- Conservation area
Cranleigh’s conservation area covers the historic village centre and has an appraisal adopted in 2016. Inside it, permitted development rights are reduced and external changes get closer scrutiny.
- Nearby villages
Cranleigh is one of 44 conservation areas in Waverley, and nearby villages such as Alfold have their own, so we check the designation for your exact address.
- Planning authority
Waverley Borough Council, until West Surrey Council takes over on 1 April 2027. If your project runs across that date, we keep track of who’s handling it.
- Building Regulations
We make sure approval is in place before work starts and that the job is signed off at the end.

FAQs
Builders in Cranleigh: FAQs
Do you work across the whole of Cranleigh?
Yes. We take on projects throughout Cranleigh and nearby, including Village Centre, Cranleigh Common, Ewhurst, Shamley Green, as well as across the rest of Surrey.
Do I need planning permission for an extension in Cranleigh?
Not always. Many single storey rear extensions fall under permitted development, but inside Cranleigh’s conservation area the rules are tighter and external changes are more likely to need a full application. We check this before quoting.
Can you work on period cottages in Cranleigh?
Yes. With older cottages we pay close attention to matching brick, tiles and joinery, and to ventilation and damp, so new work sits well with the original house.
Can I convert the garage on a newer Cranleigh estate?
Usually. Converting an attached or integral garage without changing the footprint is normally permitted development, but some newer estates have planning conditions that remove that right, so we check the original permission first.
Can you do an extension and a new kitchen as one project?
Yes. Combining a rear or side extension with a new kitchen is one of the most common projects we take on, and running it as one job means one programme from groundworks through to worktops.
How do I get a quote for building work in Cranleigh?
Call or text 07791 541507, or email alan@adobuilders.co.uk with a few details and photos of the space. We’ll arrange a visit to look at the property and talk through what’s possible.
